Formerly the Fuller Brush Factory, this 320,000-square-foot campus with 13 buildings holds the power to revitalize downtown Hartford and transform the city — as long as it’s planned right from the start.
We encountered two crucial challenges in planning this charming yet neglected property:
- As a multi-use property — a combination of residential, light industrial, office, and retail — the space needed cohesion, a defining thread to bridge all the distinct areas and make it pleasant and beautiful for the people who live, work, and shop there.
- The roughly $40 million project needed to be completed in phases, enabling rentability and cash flow during ongoing construction.

Attacking the building plan with efficiency required a great deal of skill and foresight, not to mention creativity. For example, with some protected historical structures in the mix, we needed to navigate permits and preservation standards with City offices. We also conducted a number of precise cost analyses with experts at different stages to decide which amenities represented the best use of dollars and in which order they should be built.
Our final plan outlines the completion of the residential portion first, with amenities phased in shortly thereafter, to enhance tenant experience and maximize income. We also developed a strategic infrastructure for the later stages of building to enable construction to proceed efficiently without disrupting residents or amenities.
Construction is slated to begin November 2022.
