Renovating an outdated, ramshackle hotel is a challenge on its own. Renovating it — and breathing new life into it — while it’s occupied is a feat of meticulous coordination and creative thinking. Since that was the only way the property owners at 50 Morgan Street could ensure cash flow during the building process, that’s exactly what we did.
With 17 stories overlooking a scenic river, the nearly 50-year-old building in historic downtown Hartford had strong bones and vast potential as upscale river-view apartments. We gutted and painstakingly rebuilt the interiors of 9 floors to the luxury standards of modern tenants: ample bedrooms with California closets and bright, airy kitchens, finished out in granite, brushed nickel, and wood plank flooring.

To accelerate the process and keep current tenants happy, we tackled the project in phases,hiring several expert contractors for the same trades. This enabled us to bring individual floors (and units) online as they become available. Tenants expect upgraded amenities, which we delivered. We stabilized and repaved the aging 3-level parking garage and restored the beauty and serenity of the second-floor pool. Despite the pool’s location directly above the amenity space, we worked to ensure impressive high ceilings through the first floor, which we redesigned into an inviting lobby area, game room, dining room, study/coworking space, fitness center, and laundry room.
The process was designed to ensure maximum occupancy throughout, without compromising the beauty or integrity of the build.
