From the beginning, this project was nontraditional. Initially, we were brought on by the owners for whitebox work: transform an old, retail space that stood vacant for years into a blank slate for tenants. Then, as the tenants observed us working on the site every day, they became convinced that we were the right team to build out their vision for the space: a trendy trampoline park. So for the same property, we ended up with two very different contracts.
This dual relationship is what enabled us to accelerate the entire project. At the start of our contract, the tenant — Urban Air — was only at the drawing stage. Getting our construction input at that point proved invaluable; we were able to address their complex needs without losing time. For example, we realized some of the ductwork needed to be installed six inches higher than in a traditional whitebox. Since we were working with both owner and tenant, we were able to accommodate those requirements from the start, versus modify them after the fact — leading to a more time-efficient and cost-efficient build.

A trendy trampoline park is quite the atypical build — with requirements like 21-foot ceilings, high efficiency cooling and electricity, and specially-constructed courts to support the weight of hundreds of humans pounding up and down for hours at a time. As well, the tenant required a number of revisions and changes to their original plan, even once execution had begun. Despite the complex nature of the build — and the myriad changes — we were able to accommodate both owner and tenant without slowing down the process.
We are proud to have completed the full renovation and trampoline park conversion of this facility in just four months. Thanks to our planning, expertise, and extensive network of suppliers, Urban Air opened its doors — and the owner began receiving rent — more than a full month ahead of schedule.
